Portrait of Saaj Patel, Lead Advisor

Lead Advisor

Saaj Patel,
Commercial Advisor.

Finance background, street level instincts: I run the numbers, walk the block, then negotiate from real leverage, not guesses.

I work with tenants, operators and buyers looking for space, and with landlords and owners trying to fill it or sell it. Either way the job runs on daily calls to ownership until the lease is signed or the sale closes.

Standards

Four things you can count on.

Advisor led

I'm the guy you hire, and I'm the guy on the deal

I run the numbers, walk the space and negotiate the terms myself.

Field verified

I go see it myself

Data narrows the list. Walking the block tells me the truth.

Candid counsel

Straight answers

If the deal is bad, you will hear it straight, not spun for the commission.

Institutional support

Big platform, local guy

Backed by KW's national platform, but I answer my own phone.

How I work

The work starts the first week, not after the lease.

01

Numbers first

Before anyone tours anything I pin down the numbers: what you can pay, how much space, what the buildout costs, what return you need, and the date you have to be open. Everything after that gets measured against it.

02

I call owners, day one

Most brokers post the requirement and wait. I pick up the phone: owners, operators, listing agents, block by block, whether or not anything is advertised.

03

More than one option, on purpose

Leverage is having somewhere else to go. I keep several real options moving at once so no single landlord or seller runs the conversation.

04

Negotiate with the comps in hand

Rent, escalations, free rent, buildout money, options, or price and diligence terms on a sale, all traded as one package, with recent deals to back every ask.

05

You hear from me until it closes

Who I called, who called back, who passed and why, and where the deal stands. No going quiet.
