How I work
The work starts the first week, not after the lease.
Numbers first
Before anyone tours anything I pin down the numbers: what you can pay, how much space, what the buildout costs, what return you need, and the date you have to be open. Everything after that gets measured against it.
I call owners, day one
Most brokers post the requirement and wait. I pick up the phone: owners, operators, listing agents, block by block, whether or not anything is advertised.
More than one option, on purpose
Leverage is having somewhere else to go. I keep several real options moving at once so no single landlord or seller runs the conversation.
Negotiate with the comps in hand
Rent, escalations, free rent, buildout money, options, or price and diligence terms on a sale, all traded as one package, with recent deals to back every ask.
