Center City Hotels Just Posted Their Best Summer Ever at $335.6 Million
A World Cup, an All-Star Game, a PGA Championship, and the Semiquincentennial drove Center City hotel revenue up 20.6% in four months, and 2027's calendar is already stacked too.

Center City hotels brought in $335.6 million in revenue between May 1 and August 31, 2026, a 20.6% jump over the same stretch last year, the Philadelphia Convention and Visitors Bureau and Greater Philadelphia Hotel Association reported. Average daily rate hit $257, up 18.9%, and revenue per available room climbed to $188, up 22.2%. The Semiquincentennial, the FIFA World Cup, the MLB All-Star Game, and the PGA Championship combined to pull in 1.4 million visitors over the four months.
Four marquee events landing in the same summer doesn't repeat on its own, but 2027 already has real dates on the board: an NCAA Division I women's basketball regional, the NCAA men's lacrosse championship, the Army-Navy Game in December with 69,000-plus visitors expected, and the American Institute of Architects national conference. Retail and restaurant space near Center City's hotel core has real revenue data now, not projections, to price leases and renewal terms against.
If you're negotiating a lease renewal for a restaurant or retail tenant within walking distance of Center City's hotel district, this summer's numbers are the comp. Use them, and start tracking which pocket of the city each 2027 event lands closest to before that tenant mix gets bid up.
