Jose Pistola's closed on South 15th Street after 19 years, citing a gas shutoff tied to debt and business that never fully recovered after the pandemic. The brand isn't gone. Sancho Pistola's in Fishtown and Pistola's Del Sur in East Passyunk are both still open, which tells you the concept works. This location didn't.
It's the second long-run operator to leave that block in about a year. McGlinchey's, the dive bar next door, shut down in 2025 after more than 60 years. Two spaces, one block, gone inside twelve months. That's a corridor resetting, and a resetting corridor moves fast.
If you're the landlord on either space, price it off what's actually closed nearby this year. If you've wanted a foothold this close to Rittenhouse Square, this is the window. Corners like this don't sit on LoopNet long enough to shop casually.
Operators hunting a space like this should look at turnkey kitchen space first.
