Cannabis Dispensary Site Selection
New Jersey sets no statewide buffer distance for dispensaries. Every municipality decides for itself whether to allow cannabis retail at all, and if so how far it has to sit from a school, park or another dispensary, and a number of towns opted out entirely when the state legalized adult use. I confirm a town's actual position before a site goes on your list, not after.
In Pennsylvania, sale remains medical only, so a site has to work under the Department of Health's dispensary rules rather than a retail lease alone. On either side of the river, financing and landlord cooperation are usually the harder problem than zoning, so I confirm both are actually willing to work with a cannabis tenant before you spend time on the site.
