A restaurant site can look perfect and still be unbuildable. Before a location makes your shortlist I check whether venting can reach the roof, whether a grease trap fits, what gas and electrical service the building carries, and whether Philadelphia zoning allows your use at the seat count you need.
Then I match the neighborhood to the concept by daypart. A lunch driven concept in Center City and a late night concept on East Passyunk want different blocks, and the rent that works for one will sink the other.
