Lease Audit

Retail Lease Audit and CAM ReviewCheck what you are actually being billed.

A line-by-line audit of your retail lease and CAM reconciliation, checking what you are paying against what the lease actually allows.

Retail Lease Audit and CAM Review

Landlord reconciliations are rarely audited, which is exactly why errors survive in them. I go through the lease and the CAM statement line by line and re-run the math independently: the cap, the base year, the gross-up, and whether the categories being billed are the categories the lease actually allows.

When I find an overbilled category I dispute it directly with the landlord, and the findings do not stop there. Whatever surfaces in the audit becomes leverage the next time your renewal comes up.

Scope of work

  • CAM, tax and insurance reconciliations checked against the lease cap
  • Base year and gross-up calculations verified
  • Escalation and percentage rent math re-run independently
  • Overbilled categories flagged and disputed with the landlord
  • Findings used as leverage at renewal
