Retail is won at the block level. Center City, Fishtown and Manayunk each pull a different customer, so I pull trade area, daytime population and traffic counts for every candidate, then walk the site during the hours you actually trade to see whether the numbers hold up on the sidewalk.
Co-tenancy gets checked both directions: who pulls your customer in, and who competes for the same spend two doors down. You get a ranked shortlist with the rent each site can carry against your sales target.
