Who's Leasing Retail at 3151 Market Street Now That Burlington's Moving In?
Knead Hospitality's Tex-Mex concept Mi Casa opens at 3151 Market Street this week, the same Schuylkill Yards tower Burlington just bought to erase a 96% vacancy.

If I had ground floor retail at 3151 Market Street right now, I'd already be calling Knead Hospitality + Design to ask how their first week went. Mi Casa, the group's Tex-Mex concept with an Arizona desert build-out, opens Friday at the Schuylkill Yards tower, the same 441,000 square foot building Burlington just paid $240 million to fill after it sat 96% vacant for two years. This is the retail opportunity we flagged when the Burlington deal closed in September: University City has two to three years before 1,500 to 2,000 workers start showing up at 30th and Market looking for lunch, and Mi Casa just became the first sign that someone isn't waiting around for that headcount to land.
The Inquirer's roundup doesn't say whether Mi Casa signed directly with Brandywine Realty Trust, the building's developer, or through another lease structure, so I can't tell you the deal terms. What's clear is that a national hospitality group with concepts elsewhere picked this address before the office tenants even moved in, and that's the kind of signal other retail and restaurant operators watching University City should be reading right now.
