Brandywine Just Named Its Next Move After Cashing Out on Burlington's HQ Sale
The REIT confirmed 2026 sales of $681 million and told analysts another $200 million is coming in 2027, with Philly area assets possibly on the list.

Brandywine Realty Trust CEO Jerry Sweeney told analysts on the company's October 22 third quarter earnings call that Brandywine expects about another $200 million, maybe more, in property sales in 2027. That follows a 2026 that already saw $681 million in dispositions, the headline deal being the $240 million sale of 3151 Market Street at Schuylkill Yards to Burlington Stores for its new headquarters, a building that had sat 96% vacant since Brandywine finished it in 2024.
Sweeney hasn't picked the 2027 properties yet. He said the list could include in market assets, land parcels the company is reviewing, or non core holdings like its 13 buildings in Austin, which are running at just 66% occupancy. Asked directly, he said Philly area assets could be part of the '27 program.
The 96% number matters more than the $200 million headline. Brandywine's Philadelphia office portfolio is 96% leased, its suburban holdings 93%. A landlord selling from that position is converting strength into cash while buyers are still paying up for stabilized office. If a Brandywine building hits the market here in 2027, price your offer assuming the seller doesn't need you.
