Falls Township's Old Sand Quarry Just Became a 975,000 Square Foot Dry Cleaner
Falls Township supervisors approved Nuuly's zoning change and development plan last week, clearing a 165-acre former quarry for a facility that could employ up to 2,800 people within five years of opening.

Falls Township's Board of Supervisors approved a zoning change and development plan for a 975,000 square foot Nuuly facility last week, on a 165-acre former sand quarry at 700 East Penn Valley Road that's been backfilled for years.
Nuuly, the clothing rental brand owned by Urban Outfitters, wants to move roughly 1,000 jobs from its existing Bristol Township site and add 1,800 more, topping out at 2,800 positions if the facility hits full capacity within five years of opening. The project still needs sign off from PennDOT, the state DEP, the county conservation district and the Army Corps of Engineers before anything moves, with first operations targeted for November 2028.
A former quarry is exactly the kind of site that sits undeveloped for decades because nobody wants to deal with the backfill, the soil conditions, or the environmental approvals. URBN just proved those sites are worth the paperwork when the alternative is building new industrial from scratch in a county running short on large contiguous parcels.
If you're sitting on an old quarry, gravel pit or mining site anywhere in Bucks County, this approval is your comp. A company with real capital just spent years and multiple public hearings pushing one through, which means the path exists even if it isn't quick.
