Pinnacle Realty Development's approved waterfront project in Bridgeport, on the Schuylkill River in Montgomery County, is listed for sale again at $8 million. The full plan calls for 250 apartments, 356 townhouses built by Lennar, and 7,000 square feet of retail, a roughly $160 million project that company president Anthony Maras has said could grow Bridgeport's population by nearly 25%. Philadelphia Business Journal reports the developer points to high interest rates and construction costs as the reason the project has stalled.
This site has been trying to find a joint venture partner since at least 2023. An approved, shovel-ready waterfront site sitting unbuilt for three years while carrying a fully entitled 250-unit apartment component signals something specific: the entitlements and the location are good enough that the developer won't walk away and drop the price to nothing, but the capital stack for construction financing on a project this size still doesn't pencil at current rates.
