Upper Providence Just Flipped 472 Approved Apartments Into Condos Near Collegeville
The South Collegeville Road project from Audubon Land Development and High Companies spent two years moving through township approvals as apartments before clearing this week as condos.

Upper Providence Township supervisors approved a 472 unit project on South Collegeville Road this week, Philadelphia Business Journal reported. The site sits off 2nd Avenue, near a corridor of retail and medical office buildings and about a mile from Main Street and downtown Collegeville. The developers are Audubon Land Development and High Companies, working as co-applicants.
The project didn't start out this way. Township records show the same 472 unit, four building plan moving through tentative approval in January 2025 and preliminary approval in December 2025, both filed as apartments. A planning commission meeting in July 2026 tabled a vote on the apartment version and sent the developers back for a final plan. What came back and cleared this week is being reported as condos.
That's the detail worth tracking for anyone near this corridor. A developer converting an approved rental project to for sale units partway through entitlement usually means the numbers stopped working as apartments, whether that's construction cost or the Montgomery County for sale market pulling ahead of rents. Either way, 472 units landing near retail and medical office density on Route 29 is real rooftops for whoever leases the ground floor and nearby pads first.

Why it matters
A 472 unit rental project just became condos partway through approval. That's the market telling a developer where real demand sits, and it's the signal to move on before the leasing follows.
