TD Bank Is Building 100 New Branches, and Skipping Philadelphia
The growth is going to Charlotte and South Florida. What's left for Philly is a repositioning play landlords should still watch.

TD Bank confirmed it's opening 100 new U.S. branches by the end of 2028, about 65 of them in the Southeast, Charlotte and South Florida specifically. That's actually a scaled-back plan. Before its money-laundering consent order, TD was targeting 150 branches by 2027. The $434 billion asset cap from that order is still in place.
Philadelphia isn't on the growth list. TD's own retail distribution head described the local plan as repositioning existing branches for greater convenience. Read that as: some current TD locations are getting evaluated, and some of them will move or close.
That's the actual signal for landlords here. A bank vacating a branch is a corner box with drive-up access and heavy foot traffic hitting the market, and those lease fast to whoever is watching for them. I'd rather know which corners TD is walking away from than chase a headline about 100 new branches that mostly aren't coming to Philly.
