Uncle Giuseppe's First Pennsylvania Store Just Tightened Philadelphia Retail Space for Lease in King of Prussia

Uncle Giuseppe's Marketplace is opening its first Pennsylvania location at DeKalb Plaza, 320 W. DeKalb Pike in King of Prussia, alongside a second store at East Gate Square, 1311 Nixon Drive in Moorestown, New Jersey. Both are expected to open in late 2027. The New York-based gourmet grocer currently runs 13 locations across New York and New Jersey, and CEO Carl DelPrete says the company only expands where it's confident it can deliver the same experience customers already expect.

This is another out-of-market grocer picking the Philadelphia suburbs specifically, joining Whole Foods and Trader Joe's in what's become an active fight for large-format grocery sites here. King of Prussia and Moorestown both sit in trade areas dense enough to support a specialty format, and DeKalb Plaza is an existing shopping center, meaning Uncle Giuseppe's is backfilling space rather than requiring new ground-up construction.

A specialty grocer of this size taking two sites in one announcement removes two large-format boxes from the market at once, in two different states, in corridors Saaj already tracks. If you're representing anchor space in Montgomery or Burlington counties, this fills part of the pipeline landlords were counting on, and it raises the bar for what the next specialty grocer entering this market needs to offer to compete.
