Wonder Backfills HelloFresh's 160,000-Square-Foot Logan Township Box

A Gloucester County distribution center lost one food tenant's 400 jobs and landed another's 550, with weeks to spare before the lease opens.

HelloFresh is shutting its distribution center at 1130 Commerce Blvd in Logan Township, Gloucester County, on September 30, cutting close to 400 jobs. Wonder, the food hall and meal delivery platform Marc Lore founded, is taking over the same 160,000 square foot leased building in November. Wonder spokesperson Najy Kamal said the company is moving into a higher capacity facility in Swedesboro as part of its expansion into new regions.

The timing lines up tighter than it looks. Wonder is cutting 533 jobs at its Cranford and Fairfield offices in North Jersey between now and January, consolidating that production work into the Logan Township site, and expects about 550 new roles there. A separate round of roughly 150 companywide layoffs, about 7% of staff, happened earlier this month, unrelated to the move. Net headcount at the new building lands close to even with what HelloFresh is leaving behind, inside the same four walls.

A 160,000 square foot box with cold storage and distribution infrastructure built in doesn't usually sit empty for six weeks between tenants. Whoever owns or leases distribution space along the Route 322 and I-295 corridor in Gloucester County should treat this as the comp: food and logistics tenants are still hunting for exactly this size and spec, and a vacancy here gets absorbed fast when the building has the bones.

Why it matters

A distribution box this size filling in six weeks is the vacancy-absorption number industrial landlords in Gloucester County should be pricing against.
